Examples include single-family houses, semi-detached houses, townhouses, condo units, mobile homes, and more.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Who Qualifies For The HBTC?<\/strong><\/h2>\n\n\n\n<p>To claim the Homer Buyers\u2019 Tax Credit, you need to meet the following criteria:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Buy a qualifying home and have it registered under your name or your common-law partner\u2019s or spouse\u2019s name.<\/li>\n\n\n\n<li>Intend to live in the home and make it your principal residence within one year after it\u2019s purchased or constructed<\/li>\n\n\n\n<li>Be a first-time home buyer, which means you haven\u2019t lived in another home owned by you or your spouse or common-law partner in the last four years.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Types Of Housing That Qualify For The Credit<\/strong><\/h3>\n\n\n\n<p>Before you claim the home buyers amount that Canada offers, it\u2019s important to verify that the type of housing you\u2019re purchasing qualifies. Qualifying homes include:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Single-family homes<\/li>\n\n\n\n<li>Semi-detached homes<\/li>\n\n\n\n<li>Townhomes<\/li>\n\n\n\n<li>Mobile homes<\/li>\n\n\n\n<li>Condominium units<\/li>\n\n\n\n<li>Apartments in apartment buildings, duplexes, triplexes and fourplexes<\/li>\n<\/ul>\n\n\n\n<p>It\u2019s important to note that shares in cooperative housing corporations allow you to own a unit and give you equity interest. You also have to meet the above requirements in addition to meeting the housing requirements.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Claiming The Home Buyers Tax Credit Twice<\/strong><\/h3>\n\n\n\n<p>Most people assume the Home Buyers\u2019 Tax Credit is only for people who have never owned a home, but that\u2019s not the case. You may claim the tax credit again as long as you (or your spouse or common-law partner) haven\u2019t owned a home in the previous four years.<\/p>\n\n\n\n<p>We should also point out that you don\u2019t need to be a first-time home buyer to claim the credit if you\u2019re eligible for the disability tax credit or buying the home for a relative with a disability.<\/p>\n\n\n\n<p>With that in mind though, only one person can claim the credit per household. So, even if two people bought the home, only one person can claim it.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How Much Do You Get Back In Taxes From The First-Time Home Buyers\u2019 Tax Credit?<\/strong><\/h2>\n\n\n\n<p>The credit provides up to $750 in federal tax relief. It\u2019s not a huge amount, but it can help cover smaller expenses like inspection fees, legal costs, and land transfer taxes. The credit is non-refundable, so if you owe less than $750 in taxes, you won\u2019t get the remaining amount paid out in cash.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How Do You Claim The First-Time Home Buyers\u2019 Tax Credit?<\/strong><\/h2>\n\n\n\n<p>Claiming the Home Buyers\u2019 Tax Credit is easy. Simply enter $10,000 on line 31270 (was line 369 before 2019) on your income tax return if you\u2019re claiming the entire amount for yourself. You can also split the amount with your spouse or common-law partner, but keep in mind you can\u2019t collectively claim more than $5,000. Remember to keep all your home-buying documents in case the Canada Revenue Agency (CRA) wants to review them later.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>How Much Is It?<\/strong><\/h3>\n\n\n\n<p>While you can claim up to $10,000 with your first-time home buyers credit, that isn\u2019t how much you receive. You can receive up to $1,500. If you claimed before 2022 though, you would\u2019ve only received $750.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>Paperwork Needed To Prove You Purchased A Home<\/strong><\/h3>\n\n\n\n<p>If you are claiming the first-time home buyers\u2019 tax credit, you may be asked to prove it. In order to do this you just need the paperwork from the home purchase to show the sale. There\u2019s no specific tax paperwork needed.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Does Home Inheritance Affect Eligibility For The First-Time Home Buyers\u2019 Tax Credit?<\/strong><\/h2>\n\n\n\n<p>If you inherited a house, it could affect your eligibility for the First-Time Home Buyers\u2019 Tax Credit if the house was your principal residence in the past four years. However, if you inherited the home and sold it over four years ago and haven\u2019t owned property since-you may still qualify for the tax credit.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><a href=\"https:\/\/www.springfinancial.ca\/apply-now?utm_source=blog&amp;SID2=first-time-home-buyers-tax-credit-canada\"><img decoding=\"async\" src=\"https:\/\/springfinancial.ca\/wp-content\/uploads\/2026\/03\/BlogBanner.png\" alt=\"\"\/><\/a><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Are There Other Tax Benefits For First-Time Home Buyers<\/strong><\/h2>\n\n\n\n<p>There are a variety of tax credits, housing rebates, and other programs you can take advantage of.<\/p>\n\n\n\n<p><strong>1. First-Time Home Buyer Incentive<\/strong><\/p>\n\n\n\n<p>Is saving for a 20% down payment taking too long? The federal government\u2019s <a href=\"https:\/\/www.placetocallhome.ca\/fthbi\/first-time-homebuyer-incentive\">First-Time Home Buyer Incentive<\/a> can finance 5% to 10% of your home purchase through a shared equity mortgage if you have the minimum down payment (5% of the purchase price) and are considered a first-time home buyer.&nbsp;<\/p>\n\n\n\n<p>That means the government will own some equity in the home and share the ups and downs of the property value. The incentive must be paid back after 25 years or when the house is sold.<\/p>\n\n\n\n<p>A key aspect of this incentive is that you\u2019ll repay the percentage you borrowed, not the amount. Let\u2019s say you purchase an apartment for $200,000 and receive a $20,000 incentive. If the home value increases to $300,000 after 25 years, your repayment amount would be $30,000 (10% of the current value).<\/p>\n\n\n\n<p><strong>2. Home Buyers\u2019 Plan (HBP)<\/strong><\/p>\n\n\n\n<p>The <a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/tax\/individuals\/topics\/rrsps-related-plans\/what-home-buyers-plan.html\">Home Buyers\u2019 Plan<\/a> makes it easier for you to save for your first down payment by allowing you to withdraw up to $60,000 from your registered retirement savings plan (RRSP). You can withdraw the money tax-free, but must pay it back within 15 years. It\u2019s also possible to take funds out from more than one RRSP; however, you can\u2019t withdraw from locked-in or group RRSPs.<\/p>\n\n\n\n<p><strong>3. GST\/HST New Housing Rebate<\/strong><\/p>\n\n\n\n<p>Unlike properties that have already been lived in, new homes are subject to sales tax. The <a href=\"https:\/\/www.canada.ca\/en\/revenue-agency\/services\/tax\/businesses\/topics\/gst-hst-businesses\/charge-collect-home-construction\/new-housing-rebate.html\">GST\/HST New Housing Rebate<\/a> helps cover some of the GST\/HST paid when purchasing or building a new house. The housing rebate is flexible and can also apply to costs associated with converting a non-residential property into a house or purchasing a substantially renovated house.<\/p>\n\n\n\n<p><strong>4. First-Home Savings Account<\/strong><\/p>\n\n\n\n<p>A new account that many first-time home buyers are using to purchase their first home is the First Home Savings Account. With this account, you can save up to $8,000 per year for 15 years, with a lifetime total of $40,000 tax-free. To make the savings tax-free, you need to claim the submitted amounts on your federal income tax return.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>First-Time Home Buyers Programs By Province<\/strong><\/h2>\n\n\n\n<p>It\u2019s not just the federal government that offers incentives. Many provincial (and municipal) governments are playing a part in helping first-time buyers get on the property ladder.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">British Columbia<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">Property Transfer Tax Exemption<\/h4>\n\n\n\n<p>The provincial <a href=\"https:\/\/www2.gov.bc.ca\/gov\/content\/taxes\/property-taxes\/property-transfer-tax\/exemptions\/first-time-home-buyers\">first-time home buyers\u2019 program<\/a> reduces or eliminates the property transfer tax when you purchase your first home.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Home Owner Grant<\/h4>\n\n\n\n<p>This <a href=\"https:\/\/www2.gov.bc.ca\/gov\/content\/taxes\/property-taxes\/annual-property-tax\/home-owner-grant\">grant<\/a> minimizes the property tax you pay for your principal residence. People living in the Capital Regional District, Fraser Valley Regional District, and Metro Vancouver can receive $570. Residents in other areas of the province are entitled to $770.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Alberta<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">First Place Program<\/h4>\n\n\n\n<p>In Edmonton, the <a href=\"https:\/\/www.edmonton.ca\/programs_services\/housing\/first-place\">First Place Program<\/a> redevelops vacant school sites into modern townhouses. First-time home buyers who purchase one of these properties get a five-year deferral on the land portion of their mortgage.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Attainable Homes<\/h4>\n\n\n\n<p>Created by the City of Calgary, <a href=\"https:\/\/attainyourhome.com\/\">Attainable Homes<\/a> is a non-profit that helps first-time home buyers purchase a home with a $2,000 down payment.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Saskatchewan<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">First-Time Homebuyers\u2019 Tax Credit<\/h4>\n\n\n\n<p>This provincial <a href=\"https:\/\/www.saskatchewan.ca\/residents\/taxes-and-investments\/tax-credits\/first-time-home-buyers-tax-credit\">non-refundable income tax credit<\/a> provides up to $1,050 with similar eligibility rules to the federal Home Buyers\u2019 Tax Credit.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Saskatoon Mortgage Flexibilities Support Program<\/h4>\n\n\n\n<p>Run by the Saskatoon municipal government, the <a href=\"https:\/\/www.saskatoon.ca\/services-residents\/housing-property\/incentives-homebuyers\">Mortgage Flexibilities Support Program<\/a> makes entry-level housing more attainable by offering first-time home buyers a 5% down payment grant.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Ontario<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">Land Transfer Tax Refund<\/h4>\n\n\n\n<p>Get a full or partial <a href=\"https:\/\/www.fin.gov.on.ca\/en\/bulletins\/ltt\/1_2008.html\">land transfer tax refund<\/a> if you\u2019re a first-time home buyer and purchase an eligible home. The maximum you can get back from the provincial government is $4,000. The City of Toronto also has the <a href=\"https:\/\/www.toronto.ca\/services-payments\/property-taxes-utilities\/municipal-land-transfer-tax-mltt\/municipal-land-transfer-tax-mltt-rebate-opportunities\/\">Municipal Land Transfer Tax Rebate<\/a>, which offers up to $4,475.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Quebec<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">Home Buyers\u2019 Tax Credit<\/h4>\n\n\n\n<p>Quebec has its own version of the <a href=\"https:\/\/www.revenuquebec.ca\/en\/citizens\/tax-credits\/home-buyers-tax-credit\/\">Home Buyers\u2019 Tax Credit<\/a>. You could get a $750 tax credit if you purchase your first home in Quebec.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Montreal Home Purchase Assistance Program<\/h4>\n\n\n\n<p>This <a href=\"https:\/\/montreal.ca\/en\/programs\/home-purchase-assistance-program\">municipal program<\/a> provides financial assistance up to $15,000 to help you purchase a new home. It also includes a real estate transfer tax refund if you buy a qualifying home and are a family with at least one child.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Nova Scotia<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">First-Time Home Buyers\u2019 Rebate Program<\/h4>\n\n\n\n<p>You can receive a <a href=\"https:\/\/beta.novascotia.ca\/programs-and-services\/first-time-home-buyers-rebate-program\">rebate of up to $3,000<\/a> when you buy a new construction home.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Down Payment Assistance Program<\/h4>\n\n\n\n<p>This <a href=\"https:\/\/housing.novascotia.ca\/downpayment\">provincial program<\/a> helps you attain a down payment by giving you an interest-free loan of up to 5% of a home\u2019s purchase price.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">New Brunswick<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">Home Ownership Program<\/h4>\n\n\n\n<p>The <a href=\"https:\/\/www2.gnb.ca\/content\/gnb\/en\/services\/services_renderer.8315.Home_Ownership_Program.html\">Home Ownership Program<\/a> offers repayable loans up to $75,000 to help you buy or build your first home.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Prince Edward Island<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">Property Transfer Tax Exemption<\/h4>\n\n\n\n<p>The <a href=\"https:\/\/www.princeedwardisland.ca\/en\/information\/finance\/real-property-transfer-tax-first-time-home-buyers-exemption\">Real Property Transfer Tax<\/a> is waived if you\u2019re a first-time home buyer and have resided in the province for at least 183 consecutive days.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Down Payment Assistance Program<\/h4>\n\n\n\n<p>If you have a modest income and need help saving for a down payment, the <a href=\"https:\/\/www.princeedwardisland.ca\/en\/information\/finance-pei\/down-payment-assistance-program\">Down Payment Assistance Program<\/a> can give you an interest-free loan of up to 5% of a home\u2019s purchase price. The maximum loan amount is $15,000.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Manitoba<\/h3>\n\n\n\n<h4 class=\"wp-block-heading\">Affordable Homes Program<\/h4>\n\n\n\n<p>The <a href=\"https:\/\/www.gov.mb.ca\/housing\/progs\/homeownership.html\">Affordable Home Program<\/a> is offered in select communities in Manitoba. However, this does exclude urban areas where there is demand for rental property. As part of this program, there are two sections. The Tenant Affordable Homes Portion and the Vacant Affordable Homes Portion.\u00a0<\/p>\n\n\n\n<p>For the TAH portion, qualifying tenants who are renting from Manitoba Housing could be able to purchase the home that they\u2019re currently renting or another vacant home that is owned by Manitoba Housing. The VAH portion is where qualifying applicants can purchase a vacant home from Manitoba Housing.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Are Home Renovations Tax-Deductible In Canada?<\/strong><\/h2>\n\n\n\n<p>Yes, you can claim select home renovation credits on your income tax return. It covers renovations such as re-shingling a roof, adding new flooring, painting the interior or exterior of the property, updating a kitchen or bathroom, installing a central air conditioner, and much more.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Can You Use Your RRSP to Buy a House a Second Time?<\/h2>\n\n\n\n<p>In short, previous homeowners can use the RRSP Home Buyers Program to purchase another home. That said, you also have to make sure that your spouse or common-law partner meets the criteria as well to withdraw funds. You also can\u2019t own another home and your previous HBP balance has been paid.\u00a0<\/p>\n\n\n\n<p>If you try to withdraw the funds without being qualified, then you\u2019ll have tax payable that eligible taxpayers don\u2019t have to pay. If you do qualify, though, the funds can be used to cover legal fees, moving expenses, and even the down payment.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How Many Times Can You Use Your First-Time Home Buyers Tax Credit?<\/h2>\n\n\n\n<p>Even though other First-Time Home Buyers Programs allow you to use them more than once as long as you meet the requirements, you can only use the tax credit once per lifetime. For Canadian residents, this non-refundable credit reduces your taxes payable on your personal income taxes. It can only be used for the calendar year you purchase your first home, or if it\u2019s newly built, the build is completed.&nbsp;&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Multigenerational Home Renovation Tax Credit<\/strong><\/h2>\n\n\n\n<p>This is a new renovation tax credit that the federal government introduced in 2023. This credit is available to eligible individuals who create a self-contained secondary residence for a disabled relative who is eligible for the disability tax credit. This credit allows you to claim qualifying expenses once the renovation is completed using the combined total of all of your expenses.<\/p>\n\n\n\n<p>Unlike other tax credits, this isn\u2019t a non-refundable tax credit. It can help you get the maximum tax refund by allowing you to claim up to 15% or $50,000 in renovation expenses. This can get you a tax credit of up to $7,500.
